dc.description.abstractThe influence of transportation infrastructure such as metro railway, suburban train lines, bus newlinerapid transport on real estate has been researched in different urban centres and the connection newlineis generally viewed as beneficial for real estate development. Further, the strong reciprocal newlinerelationship between Urban growth and Railway also correlates with population growth, spatial newlineexpansion and land use changes. Studies in this domain also reveal that while population newlinegrowth as well as land value has increased with the introduction of transport infrastructure, this newlinehas also resulted in increase in congestion. newlineThe broad domain of inquiry in this study is on the influence of Metro Railway Transit on spatial newlinetemporal expansion and land use changes in a part of the Kolkata Municipal Corporation area, newline8.7 sq. km of land on either side of the Metro Railway expansion from Tollygunge to Garia, in newlinenine wards within the jurisdiction of the Kolkata Municipal Corporation area. newlineA necessary first step in this exercise is to understand the present status of the urban areas newlinelocated in the study area, through geo-referenced city base maps using high resolution satellite newlineimages with the aid of hedonic price model along with socio economic survey data and findings newlinefrom other surveys. newlineSatellite images were used to determine the conversions of land area across a time frame of 26 newlineyears from 1994 to 2020. To classify the conversions of land, each land parcel is sorted into the newlinefour categories of Residential, Commercial, Mixed Use and Vacant land. newlineAfter the extensive development of the metro, there has been an evident alteration in the newlineidentification of land use, characterized by a substantial rise in commercial areas at the cost of newlineresidential and public spaces. This alteration varies depending on the location of the metro newlinestations, with different rates of growth observed. For example, the value of land near Garia Bazar newlinehas experienced a substantial surge of 443%, while a similar trend of 417% has been observed newline
